What is a Certified Residential Appraiser?

An appraisal (either a business valuation or real property appraisal written to USPAP standards) reviewed for compliance with USPAP means that the appraisal has been reviewed to ensure that it meets the standards set forth by the Uniform Standards of Professional Appraisal Practice (USPAP). USPAP is a set of standards and ethics that all appraisers must abide by in order to provide credible and reliable appraisals.

An appraisal is used to determine the value of a business or property for a variety of purposes, such as buying or selling a business or property, obtaining a mortgage loan, settling an estate, or making decisions related to real estate investments.

When an appraisal is reviewed for compliance with USPAP, the reviewer is checking to ensure that the appraiser has followed the standards and guidelines set forth by USPAP.
